| Brea Plaza Apartments 1639 E. Imperial Highway | The Project proposes to construct a new 4-story apartment building comprised of 120 units on top of a 2-level parking structure with 95 parking spaces. Apartment amenities include a main lobby and office, mailroom and bike room, fitness center, community room, and outdoor terrace. | South Brea Townhomes 685 S. Brea Boulevard | The project proposes a new housing development consisting of 32 for-sale single-family attached townhomes. The total square footage of the 32 units would be 47,028 sq. ft and include 64 parking spaces in attached garage parking. | Brea Mall Mixed Use Project 100 Brea Mall | The Project proposes to redevelop a 15.5 acre portion located at the southwest portion of the Brea mall property. The project requires a General Plan Amendment (GPA), Zone Change (ZC), Development Agreement (DA), Precise Development Plan (PD), Tentative Parcel Map (TPM) and multiple Conditional Use Permits (CUP). The details of the project are as follows:

| Gaslight Square 255 E. Imperial Highway. | The Project proposes the demolition of four existing buildings and the construction of a 2,000 square foot restaurant with a drive-thru, outdoor seating area, and a 6,000 square foot commercial building consisting of 2,400 square feet of restaurant and 3,600 square feet of medical or retail space. The restaurant building would be located on the southeast portion of the site. the second building would be located in the southwest portion of the site. New landscape is proposed through the site featuring new trees and planters. The project would also reconfigure the existing parking lot and proposes 92 parking spaces at the site. As proposed the new building's architectural style is modern with a variety of exterior materials including wood siding, concrete, smooth stucco, brick, and aluminum. | Brea 265 Specific Plan The project site is bordered by Lambert Road/Carbon Canyon Road to the north, Rose Drive to the south, Carbon Canyon Regional Park to the east, and residential uses and Valencia Avenue to the west. The project site is bisected by Valencia Avenue, which runs in a north-south direction, and by Lambert Road, which runs in an east-west direction. | The Brea 265 Specific Plan proposes a master-planned residential community of low- and medium-density residential neighborhoods, parks, recreational amenities, and open space linked together by an extensive trail network that connects to the Tracks at Brea and other regional systems. At buildout, the proposed project would provide up to 450 low-density units and 650 medium-density units—a total of 1,100 units with an overall average density of 4.2 dwelling units per acre. The maximum density for Low-Density Residential (LDR) would be 6.0 du/ac and for Medium Density Residential (MDR) would be 12.0 du/ac. The project would include up to 110 affordable housing units in accordance with the proposed Development Agreement.
